Home Selling Process

At MillerJones, we understand the home selling process can be an unnerving experience for many sellers. Your MillerJones agent can provide the experience and local knowledge to guide you through the entire sales process. We can help determine the value of your home by reviewing recent sales and offer suggestions to maximize sales price. Additionally, each MillerJones property is marketed in accordance with our exclusive 12 Point Marketing Plan; this plan includes having your home professional photographed, advertising on multiple national websites, direct email marketing campaign and print advertising. Your MillerJones agent will keep you updated throughout the sales process with regular updates and help negotiate a contract which includes a sales price and terms that are right for you. Once your property is under contract, your MillerJones agent will coordinate the necessary contract-to-close responsibilities which includes working closely with home inspectors, vendors and the title company to help ensure nothing gets missed and you close on time. Your MillerJones agent will be with you every step of the way.

Pricing

Pricing is one of the most important steps in the sales process. Pricing your property right from the start is critical to maximizing your sales price. Your MillerJones agent will meet with you in order to learn about your home and what makes it unique and special. After meeting and discussing your property, your MillerJones agent will assemble a comprehensive analysis of other similar local homes that have recently sold as well as those currently on the market. Your agent will use this information to make a determination of value and recommend an asking price.

Preparing

You only have one chance to make a first impression; that’s why preparing your homes is a critical step that cannot be skipped. The little things matter; things like making minor repairs, thoroughly cleaning the home, pressure washing and, if need be, professional staging. A simple rule of thumb: If an issue can be addressed that would cause a buyer concern ~ then address the issue before the home is shown. Addressing those pesky issues can make a real difference.

Marketing

Your MillerJones agent knows what it takes to effectively market a home for sale. Once the home is prepared for marketing, your MillerJones agent will arrange for the home to be professionally photographed. Homes that are professional photographed and advertised properly sale much faster and for a higher price. An effective marketing plan includes advertising on multiple national websites such as Zillow, Trulia and Realtor.com. We also cooperate with buyer agents, hold Broker Opens, print advertising, digital marketing and much more.

Showing

We make it super easy for buyers to see your home. Showings can be arranged 24 hours a day by either calling our office or sending a text/email. Showings instructions and availability may vary depending on the occupancy of the home. If the home is vacant then showings often can happen almost immediately and without owner/tenant prior consent. If the property is occupied, then we will work with the occupant to determine how much notice is required in advance of a showing.

Negotiating

MillerJones agents are skilled experts in negotiations and understand the importance of negotiating the best deal possible. There are many conditions that go into a contract. Price, terms and timelines are just a few. Your MillerJones agent will take the time to discuss the specifics of the offer at hand and construct a counter-offer that will allow you to maximize your sales price with terms that are acceptable.

Closing

Once your property has gone under contact, your MillerJones agent will help to ensure all contract-to-close tasks are addressed. Inspections, appraisals and title work are just several of the tasks that need to be performed prior to closing day. Has escrow been paid? Has the buyer obtained financing? Is the lender communicating with the title company? Your MillerJones agent will make sure no step gets missed and you’re updated every step of the way.
